      There’s some shared delusion that without a HOA to block it, everyone is just champing at the bit to leave a rusted out Pontiac on blocks in their front yard, which will totally cause their neighbour’s property value to fall.

      Personally, the next model-home exhibit I visit, I’m asking up front if they mind my plans for a 1:3 scale reconstruction of the Westward Ho

        What is your medium of expression for the Westward Ho? I would suggest Empty Cisco tubs or empty cans of PBR.

      I feel lucky with mine. It’s pretty cheap, and mostly manages common area maintenance like lawn service, pond treatment, and pathing infrastructure. They’ve also gone to city hall to ask for services like repairing the streets. A neighbor checked in to see if they could put solar panels up, and they basically responded with a “thanks for checking in, but why would we care?”.

      I’m guessing all of it is possible because it’s not backed by a Corp, the community is small, and somehow nobody has tried to seize the power of the org. So very very rare circumstances, but it can be done.

      I do but my condo’s HOA is more concerned with building maintenance than with telling people what to do. Our regulations fit on a single A4 page with a fairly large font size.

      Now, a neighborhood HOA would probably be a different beast altogether.
